Sealcoating: What is it and Why is it Important

While asphalt parking lots are durable, they do take a lot of abuse throughout the year. Between vehicles, the weather and spills, there is a lot of room for damage. To keep the asphalt looking its best, you have to invest in regular maintenance. When it comes to your regular maintenance plan, consider adding sealcoating.

How Does Sealcoating Process Work?

To apply a sealcoat, your parking lot needs to be structurally sound. If you need repairs completed, those repairs should be done at least one year before you have a sealcoat applied. Once it’s time to apply the sealcoat, we clean the pavement of all dirt and debris.

For sealcoating, the weather conditions have to be perfect. The pavement temperature has to be at least 55 degrees Fahrenheit when applied and for the next eight hours. Then, the drying and cooling time only takes about 36 hours. To apply sealcoat, professionals can use a spray or a squeegee to apply it.

What Is the Result of Sealcoating?

After sealcoating, you should notice that the oil spots and stains on your asphalt are no longer noticeable. Generally, if you have serious stains, we will treat them ahead of time before we apply the coating. We apply it after because the sealcoat’s bonding agent will not adhere to petroleum.

Once applied, the sealcoat can extend the lifespan of your asphalt parking lot. It keeps the lot looking new and protects it from moisture.

Regular maintenance is crucial when it comes to the lifespan of your asphalt parking lot.
