Pavement Maintenance: To Maintain or When to Maintain

December 20, 2017 by Jerry W

For commercial property owners, pavement maintenance should always be on their minds. Pavement and asphalt are constantly exposed to the elements, such as rain, wind, UV rays and more. These elements can degrade parking lots and driveways over time, necessitating repairs. Every property owner should develop a pavement maintenance plan that lays out what services are required at specific time intervals. This will ensure your parking lot is always safe for people to drive over.

Know the Signs That Your Pavement Needs Maintenance

There are numerous signs that indicate your pavement is beginning to degrade. Some of the most common include:

  • Shoving and corrugation
  • Cracks
  • Rutting
  • Potholes
  • Drainage problems
  • Depressions
  • Raveling
  • Patch failure
  • Upheaval and swelling

Any time you notice one of these signs, you need to contact professionals immediately to address it. The longer you wait to handle pavement problems, the more severe they are going to become. Additionally, it is a good idea to have a professional inspect your commercial property at least once a year no matter what, so that he or she can identify problem areas you may not be able to see.

Know When to Maintain Your Parking Lot

Some maintenance work needs to be conducted at regular intervals to ensure your pavement remains in high-quality condition. For example, a sealcoat application is recommended once every three to five years. This helps make the pavement more resilient against the elements. Additionally, you should have a pavement professional conduct core-testing any time he or she comes out to check the quality of the subgrade.

There should be no question that any pavement requires maintenance to continue performing optimally. However, the question regarding when to maintain may not always be so cut and dry. Any questions you have can be answered by professionals at NVM Paving & Concrete. Simply give us a call at (703) 372-9335 to learn everything you possibly can about pavement maintenance.
