Is Your Asphalt Cracking?

Is it Time to Consider Crack Filling?

Your asphalt parking lot can last for a long time, decades even. Over years, weather, vehicles, and other types of wear and tear begin to damage the asphalt surface. The first sign of damage that you’ll normally notice, is the cracks. If you catch them early enough, you can fill them relatively easily. However, when you ignore damage, it can lead to serious issues.

Why Should You Repair Cracks?

A parking lot filled with cracks is unsightly and gives visitors a bad first impression of your business. They can also reduce the lifespan of your parking lot. If the base is damaged, you could wind up with deeper cracks and potholes. When this happens, you may have to completely redo your parking lot. Small cracks allow water to leak into the asphalt. The water can then erode the base, making it weaker. Water, sand, oil, and other debris will enter the cracks and cause damage.

What Is Crack-Filling?

Asphalt cracks can be filled with a special material. The filler material is a hot-pour rubberized asphalt. It bonds with the asphalt around it and will keep the cracks at bay. Unfortunately, this is usually only a temporary solution. With extreme temperature changes, cracks may return.

What Is Sealcoating?

Sealcoating protects your asphalt and will enhance its overall look. While this does not replace your missing asphalt, it does create a hard finish over the filler. This will keep the filler material from cracking when the weather freezes or warms up. Sealcoating can also protect your parking lot against any oil spills, fuel stains, weather-related issues, and more. You should invest in sealcoating about every 2 to 3 years.
