Asphalt sealcoating is one of the most affordable and most effective ways to lengthen your asphalt’s service life. By applying a new sealcoat every few years, business owners can lower their overall pavement costs significantly over the lifetime of the surface.
An asphalt sealcoat is a protective coating applied to the surface to protect it from sun and water damage as well as exposure to harsh chemicals.
NVM Paving is proud to partner with business owners and installation managers with affordable preventative maintenance services, including regular asphalt sealcoating. Give us a call today for a free estimate.

How Important is Asphalt Sealcoating?
There’s no better return on investment in your pavements than timely sealcoating. Some estimates show that pavement which has been properly maintained over its lifespan can last up to 40% longer than untreated surfaces.
Here are just a few of the ways sealcoating protects your asphalt.
Aesthetics
If we ignore the immense cost-saving benefits, the brand-new look sealcoating gives your pavement is enough to justify the cost for many business owners. After the coating is applied, your pavement will have a smooth, dark look that reflects well on the property.
Water & Sun Protection
The two elements that do the most damage to asphalt surfaces are sunlight and water. The heat from direct sunlight breaks down the binder cement in the asphalt which leads to brittleness and cracking.
Over time, water will seep into the deeper layers of the asphalt. The expansion and contraction of the water from the freezing and thawing cycle will cause severe cracking and aide the forming of potholes.
Sealcoating Prevents Ice Buildup
A recently applied sealcoat helps to trap the sun’s heat. In the winter, this means quicker and easier snow and ice removal. Preventing excessive snow and ice buildup makes for a safer, more enjoyable pavement.
Sealcoating Provides Better Traction
A new sealcoat smoothes out the pavement and provides better traction for both foot and vehicle traffic. This gives your visitors and guests a better experience with your parking lot or other structure and helps keep the area safe.

When to Apply a Sealcoat?
We recommend having a sealcoat applied within the first year of the pavement’s installation and every two to four years afterward. It’s important to note that even if it’s been many years since you last sealed your parking lot or other pavement, it’s never too late to start.
The best time of year to apply a sealcoat is between Spring and Fall. For the mixture to cure properly, outdoor temperatures must be above 55 degrees for at least eight hours.
Once the new layer has been applied, you need to be able to keep traffic off of it for 18-36 hours.
