Extend Pavement Life and Stretch Your Budget with Pavement Preservation

September 18, 2017 by Jerry W

Any commercial property needs to ensure regular maintenance to keep all components in check and this includes the pavement. People and vehicles are constantly on it, so you want to ensure that it is in good condition. There are a few pavement preservation techniques to explore when choosing the right one for your property.

Crack Sealing and Filling

There is always a risk of cracking with pavement, but as long as you promptly address this issue, you can prevent much larger problems, such as water penetration that increases the risk of base failures and potholes. This technique involves using a sealant to essentially fill in the cracks so that they are smoothed over and unable to worsen. Make sure the sealant fully cures before allowing vehicles to drive on the repaired area.

Chip Seals

For pavement surfaces that are cracking, aging, and raveled, chip seals are ideal. It also helps to improve the pavement’s frictional characteristics and reduces the risk of water penetration. This method is best when cracks are narrower than 0.25 inches. Once the chips are in place, they must be embedded correctly or else there is the risk of them loosening when they are driven over.

Thin Overlays

This preservation technique involves using overlays that are approximately 0.75 to 1 inch thick. To use this technique, a professional will put a thin layer on top of the existing pavement to help cover and repair minor weathering, rutting problems, cracking and friction loss. Once the overlay has set, it provides a smoother surface and improves rideability and skid resistance for the pavement.

Pavement preservation is an important part of routine maintenance for commercial spaces. Use this information to pick the best method for the needs of your business. For more information about this important business maintenance task, take a minute to call us today – (703) 372-9335.
