Asphalt is one of the best materials you can use for your commercial property, but it can be hard to know how to maintain it. When To Sealcoat
A sealcoat is something you should have done at least once every three to five years. This extends the life of the parking lot, filling in shallow cracks and damages and protecting the surface overall. A sealcoat is a thin coating that is installed directly over the asphalt lot. After a short curing period, your lot is protected against the elements, chemicals, oxidization, and other damaging effects.
When To Resurface
In most situations, you would have your asphalt resurfaced when there is damage that needs repairing, but the subgrade is still holding up. The resurfacing process takes place when the top couple of inches of the damaged surface is leveled out, and a new couple of inches of asphalt is installed. The old and new surfaces are bonded with a primer, and the lifespan of your asphalt is extended a few more years.
When To Reconstruct
Looking at your asphalt parking lot, we would typically recommend a complete reconstruction if around 25% to 35% of the total area is covered in damages. To reconstruct the parking lot, the old asphalt would be completely removed and recycled. A new subgrade and asphalt surface would then be installed.
