Protect Your Pavement
Asphalt sealcoating is the easiest and most affordable way to ensure you paved surfaces last for many years to come. Applying a sealcoat every two to four years helps keep the pavement protected against sun, water, and traffic damaging, helping business owners maximize their investment in their parking lots and other structures.
Once sealed, the asphalt has a protective layer over the surface helping to lessen the wear and tear from the sun, rain, and other environmental factors.
NVM Paving partners with business owners in the Annapolis areas to provide expert sealcoating services and keep their pavements safe and looking great throughout their lifetime.
The Benefits of Asphalt Sealcoating
Dollar for dollar, asphalt sealcoating is one of the best investments you can make in your property. The long-term savings from lessening the need for repair and other maintenance services alone is enough to justify the cost of regular sealcoating. Plus, you’ll enjoy additional benefits including:
Better Looking Pavement
Even if you ignore the cost savings, it’s difficult to argue that a well-maintained, like-new parking lot does wonders for your property. Your building’s exterior is the first thing your customers, team members, and guests will interact with, and it’s critical to make a good first impression.
UV and Moisture Protection
The two leading causes of pavement deterioration are UV rays from the sun and water. Over time the sun dries out the surface layer leading to brittleness and cracking.
Water seeps into the deeper layers of the pavement and begins to deteriorate the underlying sub-base. This causes the pavement to lose its structural integrity and causes defects like potholes.
A sealcoat provides a barrier between your parking lot and these harmful elements.
Better Ice Management
A newly sealcoated pavement helps to prevent excessive snow and ice buildup. The coating traps the sun’s heat during the day, limiting the accumulation and making snow management more manageable for your maintenance team.
Superior Surface Traction
Sealcoating helps smooth the asphalt surface, making the structure safer for your property’s visitors. Both vehicle and pedestrian traffic will have a better, safer experience on your lot.
When Should You Seal Asphalt
A new asphalt structure should be sealcoated within the first year of installation. After that, every two to four years is sufficient for most structures. If you haven’t had a sealcoat applied in a long time, it’s never too late to start. You will still enjoy many of the benefits sealcoating provides if you start taking care of your pavements today.
Sealcoating can only be performed between the spring and fall when temperatures are warm enough for the mix to cure properly. Outdoor temperatures must be at least 55 degrees for a period of over 8 hours.
